Before They Arrive

  • Clean the house, hoover and tidy away shoes, coats, toys, clean/dirty washing etc. Empty all internal bins and 'check flush' all toilets.
  • Turn on the lights in each room, including wall lights, lamps and strip lighting under kitchen cabinets.
  • Fresh flowers always make a house feel bright and welcoming.
  • Make sure that rooms have a pleasant smell. Don't cook food with a strong aroma eg. cabbage, fish etc. on the day of viewing.
  • When navigating, you should take the lead. If a room is small, invite the viewer to enter the room alone so that it doesn't feel crowded.
  • Pre-plan your special features and emphasise them during the tour eg. Jacuzzi bath, double oven etc.

After They Arrive

  • Always check identification.
  • Always give the viewer the option of walking around alone after the initial tour.
  • Don't forget to show the gardens and any external areas. Describe the direction of the sun if favourable.
  • Describe local schools, amenities and any transport links.
  • Be prepared for questions concerning household bills eg. Council Tax.
  • Be prepared for an offer below your asking price, but have a clear figure you will/cannot go below. To give a little is perceived as encouraging and positive; to give nothing can be perceived as stubborn and negative.
